A “Cereal-ously” Fun Break! | In August, we stirred up some extra fun (and milk!) with our Cereal Bars. Team members enjoyed a wide variety of cereals, from Cheerios to Fruity Pebbles.
It wasn’t just about breakfast; it was about connection. The cereal bar gave employees a chance to step away from our desks, share a laugh, and remember that a little mid-morning break can go a long way toward boosting energy and morale.
Thank you to everyone who joined in and made it a sweet success. Special thanks to the branch offices for their participation from afar. Whether they went for something healthy, nostalgic, or just plain crunchy, we hope employees left with a full belly and a smile. |

Forza Sells Upgraded Plainville Apartments to Local Investor |
Forza recently completed the successful sale of Plainville Apartments, an 18-unit complex located in Plainville, Indiana. Originally acquired in May 2023 for $180,000, the property had previously been part of the USDA 515 loan program. The USDA Section 515 Loan Program, also known as the Rural Rental Housing Loans program, provides direct loans from the United States Department of Agriculture's (USDA) Rural Development office to qualified borrowers. The program aims to increase the availability of safe and affordable rental housing for low-income, elderly, or disabled individuals and families in eligible rural areas.
Over the past year, Forza invested more than $400,000 into modernizing and upgrading the complex—installing new cabinetry, bathrooms, flooring, appliances, HVAC systems, and water heaters. Despite these improvements, the property’s small size and rural location made day-to-day operations more complex than most in Forza’s portfolio.
On June 20, the upgraded apartments were sold to a southern Indiana-based investor who is locally owned and operated. The new owner is excited to expand their footprint in the area and will continue to serve the tenants with a hands-on approach. Want to explore more of Forza’s real estate portfolio?
